Contracting and Team Building
Integration in construction projects means that there is an alignment of both structural arrangements as well as operational mechanisms to effectively streamline and coordinate the efforts that have been brought together by the various parties that are interacting in order to come up with improved project outcomes. If the relational contracting principles are used appropriately, they can help in achieving this kind of integration. Therefore, the application of relational contracting principles will help in the achievement of streamlining and coordination among those involved in a project (Rahman, & . Kumaraswamy, 2008).
There are some components that deter the building of integrated project teams while others facilitate the building of integrated teams. This paper will look at one component from the two groups; deters and facilitates and use them to describe how project managers can minimize the deterrent effect of the component that has been selected and maximize the facilitation effect of the other component.
Components that deter the building of integrated project teams
One of the components that deter building of integrated project teams is incomplete relationships or communications. This describes the lack of communications or relationships of the clients with major subcontractors or suppliers and also communications and relationships between consultants and suppliers and subcontractors and the suppliers. For people to work together they have to form a relationship between. With no relationship in place then it becomes very difficult to do anything within a team. In a team, everyone needs the other in one way or another in order for them to execute the project at hand effectively (Rahman, & . Kumaraswamy, 2008).
Information concerning the project has to be passed from one person to another in order for it to be executed. There is need for constant communication within the parties involved so that they can all be at the same level regarding the project. Project managers can minimize this deterrent effect through ensuring that proper relationships exist between all the parties that are involved in the project. They can also minimize this by ensuring effective communication networks are in existence hence make it possible for easy communications between all the b[parties that are involved.
