¶ … Office Relocation
I would like to propose relocation of office building due to following reasons:
The current location has major parking issues
This location cannot fully accommodate our expansion plans
The present location being in commercial hub of the city causes too much congestion and noise
The new location can be a more efficient place in terms of operations and costs.
The rent of the present location is very high
I would truly appreciate if this proposal is given due consideration keeping in mind the fact that our organization is keen to invest in intrapreneurial ideas. Intrapreneurship as opposed to entrepreneurship takes place within an organization when an employee with a brilliant idea decides to start a mini-business with support of senior management and using organizational resources. This business is associated with the organization but can also be seen as a completely separate entity because it may or may not be linked to existing products in any way. The concept of Intrapreneurship promotes creativity and innovation within the organization and allows employees to come up with new ideas that could otherwise be launched as completely separate businesses. Intrapreneurship is also sometimes known as corporate entrepreneurship and is defined as "the extent to which new products and/or new markets are developed." Jennings and Lumpkin (1989, p. 489).
For this idea to work, we need to assure our employees that organization respects and admires the spirit of creativity and innovation and would consider all ideas with interest. It may not be able to support all ideas but would definitely pay due attention to each proposal and fund the ones that appear viable.
I feel that my proposal of relocation is worthy of consideration and funding because I have been with the organization for some time and realize that we are not as cost efficient as we can be provided we change locations. Not only the rent is high, but the present location is small for our expansion plans and is located in an area that causes too much noise pollution and poses many parking problems for our employees. Thus I have been on the lookout for better facilities in the town of ABC. Two facilities are currently available and details are as follows:
1) For $150,000 our organization can purchase an 11, 000 square feet building close to sector 15. It has a large warehouse attached which can be leased on nominal additional charges. This is conveniently located close to convention center which can be used for our annual and quarterly meetings. A very large parking area is also available in this building that is exclusively limited for the tenants of the building thus completely resolving the parking problems that our employees face every day.
2) If purchase is not feasible or cannot be immediately done, we can also lease a smaller office building for $25,000 a year which is located in ABC Plaza ground floor. This office building comes with a warehouse as well. Even though the location is very ideal, I find this a less appealing option because of the available office space.
After carefully studying the problems connected with present location, I feel that for this proposal to be viable, it must fulfill address the reasons why we need a new location and must also resolve the problems we are currently facing in this existing location. For this reason, I have listed the primary stipulations for the new location:
1. We need a facility that comes with a warehouse and is approximately 10,000 to 15,000 square feet in size. We will have to dedicate 5,000 solely to administrative functions of the organization
2. A location that will accommodate our future expansion plans
3. The facility must be in the center of the city so its accessible to all employees and is also close to important facilities like a hospital, shopping plaza and a highway
Details of ABC town:
The two facilities I have already checked are located in ABC town which is in the suburbs of Hollywood. This is a relatively new commercial area that has all the facilities currently being sought by our organization. The rent and purchase prices of land in this area are also very reasonable because of it being a new area that is still undergoing development work. It is easily accessible to Interstate 75 and Straight Road 84.
Since the area is new, there is very little noise pollution and traffic congestion. With current population of nearly 12500, we are looking at a place which is very favorable for our organization since most employees are concerned about traffic and noise problems that interfere with their productivity.
