1.0 Executive Summary

1.1 Report purpose

This report has been prepared to identify the extent of compliance achieved by the architectural designdocumentation against the relevant provisions of the Building Code of Australia (BCA) 2015.

1.2 Report methodology

This report has been prepared on the basis of architectural documentation reflecting 57 Brandling St. Alexandria as detailed in Part 6.0 of this report.

2.0 Property Description

2.1 Location

The proposed development is located at 57 Brandling St. Alexandria, the site is bounded by a brick residence to the north, a brick residence and a brick garage to the west, and a concrete drive way to the south.

The site is located within Sydney City Council area for the purposes of development approvals.

2.2 Description of works

The development comprises of the new 3 storey dwelling.

Nevertheless, the process to add a window requires consultation with a professional engineer for assessment; design drawing, supervision through the construction process, and after. After designing, the construction work begins by contracting a mason for brick work or a carpenter for a timber wall.

Potential impacts to consider include; insulation, light, the purpose of the room the addition is being done, and the cost of the addition. It is recommended that an addition should among other, add value to the structure.

d. Changing top floor to granny flat with a kitchen

This is a major renovation that requires a building permit from the Council.It is a renovation that costs more than $5000 and involves a change of the type of the building and the original design. This renovation therefore requires a building permit from the council before work begins.

e. Expanding carport all way the frontage

The current carport is enclosed thus considered a garage. As per the BCA, it is classified as class 10a structure. When attached to a class 1 building, it is required that it should be insulated to prevent a compromise on the main building. BCA clause 3.12.1 requires insulation be continuous and care taken to avoid interference with the safety, fittings, and electrical components of the main construction. Sydney council requirements are that the minimum setback from the front street should be 9 meters or an average distance of the setbacks of the front walls of the existing buildings on the abutting allotments facing the front street, whichever is less. Based on the design plans, both neighboring dwellings have a boundary which is way behind than the proposed garage on the frontage.

In addition, BCA policies and requirements stipulate that only two carport spaces can be added to a single residential dwelling. In addition,…
