Database Deliverables: Wild Wood Apartments Wild Wood Apartments has relied on individual apartment managers tracking the maintenance, repairs, and renting of the respective units in their assigned buildings. Every quarter, managers are expected to fill out lengthy reports by hand to submit to the central headquarters in San Francisco. However, the process is tedious and often riddled with mistakes, making it clearly inefficient. Managers have been complaining about the inefficiencies of the system, asking the parent company to address their concerns with preparing a centralized database that makes it easier to track and record maintenance and leasing events in real time, thus making data available as events occur and avoiding the lengthy quarterly process of reporting multiple events in a single sitting.

Scope

The apartment database will manage maintenance and leasing events in real time. Apartment managers will be able to upload changes to leases, maintenance expenses and events, and repairs on their property as the events occur. Thus, the database will store information on lease terms and lengths, cost of repairs, and dates of maintenance events so that Wild Wood Apartments can then compensate the managers appropriately for their initial payment of expenses, as well as keeping track of leased units for information on current revenue streams. Managers will only have access to their respective properties, while the central headquarters in San Francisco will have access to data from all properties.

Managers should be expected to keep all receipts and documents proving the amount the spent on repairs and maintenance events. The database will also track units leased, including data on rent amount and lease lengths; however, the database will not contain any personal or private information on the individual tenants that hold those leases.
Objectives

Streamline the reporting process for leasing, repair, and maintenance reporting for managers.

Providing a single, centralized source for up-to-date records of leasing, maintenance, and repairs that can be accessed by Wild Wood Apartments for the purpose of interpreting revenue and operational costs during the fiscal year.

Track maintenance and repairs for buildings to assess if there are any that are too costly to keep in operation.

Track manager performance in regards to leasing units on their respective properties.
