This includes the selection of a preferred hotel and two of its direct competitors, an overall statement as to why the analysis and review is important when it comes to the revenue of the chosen hotel, a SWOT analysis of all three hotels and the competitive advantage of the particular hotel that was singled out when it comes to the trio that is mentioned above.
While pricing of hotel rooms and other accommodations may seem random and that it fluctuates entirely too much, there is most certainly a rhyme and reason to the pricing and it all comes down to supply and demand. Analysis They chosen hotel chain in question for this report is Hyatt. The chain has several different strains and variations, not unlike other chains and brands like Marriott and a few others.
Of course, the variation relates to both price and the accoutrements of the hotel including the overall setting, the hotel's amenities, whether the hotel caters to children/families, whether the hotel caters to business travels, whether the hotel caters to vacationing people and so forth. The geographical location of the hotel obviously matters and the target price points and demand for the rooms is all part of the revenue management program for Hyatt. Marriott/Starwood (merged now) is one of the competitors of Hyatt and so is Four Seasons.
That trio will be the hotel chains assessed within this report. The research for this report was conducted over the phone and via the internet using the widely published rates from the hotel chains themselves as well as third party brokers like Expedia and other websites that sell (or resell) hotel rooms in any way.
As for what sets Hyatt apart from the other chains, its stated advantage over other chains is that they "aspire to be the most preferred brand among associates, guest and owners in every segment we serve" (Hyatt, 2016).
As for a SWOT analysis of the three hotels, they would be as follows: Hyatt • Strengths -- Worldwide portfolio, technology upgrades, hygiene standards • Weaknesses -- Employee discontent, limited market share, lot of competition • Opportunities -- Improved membership plans, employee retention, set high standards • Threats -- Security levels, loss of business travelers, better competitor facilities (MBA Skool, 2016) Marriott • Strengths -- High brand recognition, technical innovations, 3700+ hotels in 70 countries • Weaknesses -- High competition from established chains, global expansion may be causing brand dilution, perhaps too diversified • Opportunities -- High emerging market potential, innovation in customer services, better interiors • Threats -- Entry of international brands, competition on price point, stagnant growth (MBA Skool, 2016).
Four Seasons • Strengths - Strong social media presence, high number of locations, very good loyalty program • Weaknesses -- Stock price decline, weak non-U.S.
presence, no mid-market realm • Opportunities -- Diverse target markets, economic downturn has created deal-seekers, vacation ownership is growing market • Threats -- Political disturbances (in India in particular) are an issue, other chains are entering the same emerging markets and Starwood does not have a good global framework in place The hotels that were chosen from each brand are all in Miami, Florida in the United States. That city is one of the hottest spots, especially during summer, in the United States.
The weekend deal before August centered on the first weekend in May 2017. The Hyatt Centric in Miami is listed at $359 USD per night. The JW Marriott Miami was listed at $278 per night. The Four Seasons Hotel Miami goes for $375, but only has four rooms left at that price. When bumping things back to December 2016 for two consecutive days, the Hyatt Centric is going for $233 a night. The JW Marriott is listed at $220 a night and the Four Seasons Hotel Miami is going for $379 a night.
On two consecutive days in March 2017, the Centric is $329, the JW Marriott is $522 (and only has 5 left at that price) and the Four Seasons is listed at $599. It should be noted that on all three, the Four Seasons is listed as being a $3,000+ a night (or more) hotel. Whether they actually ever charge that is not known (Expedia, 2016). Conclusion As for considerations, the major events that would happen relative to the Hyatt would be general to Miami as well.
For that reason, the competitors would be busy and hopping at the same time. The market in Miami is very tight and the cost of rooms remains very high despite the high concentration of hotels. Hyatt is surely in the mix when it comes to good hotels but Four Seasons is clearly the most "wow" hotel of the trio looked at even though its price point and star rating is similar. Hyatt needs to get a "wow" hotel like that but they do not.
The other Hyatt hotel in the area (the Regency Coral Gables) is a lesser hotel in terms of price even if the star rating is the same. Hyatt.
